The concept behind Azabudai Hills was to design a neighborhood 
 that is brimming with nature and that,
 like a public square, brings people together every day.
Azabudai Hills represents the future of Hills developments

Location

Azabudai Hills is located in a cosmopolitan area that is rich in culture and home to many embassies and hotels. It also connects many of Mori Building's Hills developments—it is adjacent to ARK Hills and is midway between the cultural center that is Roppongi Hills and the global business center of Toranomon Hills. This convergence of these developments has resulted in an immense urban district that offers a truly diverse range of residential, office, cultural, commercial, and other amenities. Azabudai Hills signals the beginning of a new age in Tokyo—one in which the idea of living in a city will become more appealing than ever.

Azabudai Hills occupies 81,000 ㎡ of land and has 860,000 ㎡ of floor space. Green zones occupy 24,000 ㎡ of the premises—five times the area of greenery in the neighborhood before development. The complex itself is like a compact city that brings together an attractive range of urban amenities, such as offices, apartments, shops and restaurants, a food market, hotels, a digital art museum, an art gallery, an international school, and a medical center. Every aspect has been designed to promote lifestyles steeped in greenery and wellness.

Town management/community

Building a city is only the beginning; proper town management is needed to develop the city over time. To ensure Azabudai Hills remains well loved for years to come, the complex will offer a varied program of seasonal events and other things to do. By staying fresh and fun, the complex aims to deepen its bond with the people who visit or live there and forge a vibrant community—one that can give the complex its own unique vibe.

Safety, security, and environmental initiatives

Safety and sustainability are two crucial aspects of a neighborhood. Azabudai Hills is protected against disaster through its highly earthquake-proof design and emergency backup electricity system. These measures allow the complex to serve as a shelter in case of disaster instead of becoming a hazard. In terms of sustainability, the complex is covered in 24,000 ㎡ of greenery and lowers its carbon footprint through measures such as powering the complex only with reusable energy. Azabudai Hills has received LEED ND Platinum precertification, while the office and commercial levels of Mori JP Tower have received WELL Platinum precertification.

Development history

The Azabudai Hills project began in 1989. The lot is a slender stretch of hilly land that extends east and west. The neighborhood that was originally there was considered a fire hazard due to narrow roads and clusters of small wood homes and buildings. We took our time discussing our plans with the lot's more than 300 lessees to formulate a proposal that would satisfy everyone. Over 30 years later, we have finally opened Azabudai Hills. With new green zones and roads, the neighborhood has been reborn as a nature-rich town square that offers all the conveniences of living in the city.

Fred Clarke, Thomas Heatherwick, and the late César Pelli are just some of the renowned architects and designers who participated in this project. Their distinctive visions have coalesced into a remarkable, distinctive neighborhood.
